The difference between macro and micro due diligence
What is the difference between macro and micro due diligence when buying property?
Macro due diligence generally takes a broad view of the property and its potential risks, while micro due diligence requires a more detailed and specific investigation of certain elements of the property.
Macro due diligence often encompasses an overall review and appraisal of the property, the surrounding area, the zoning, residential versus commercial, and market and capital trends.
Micro due diligence, on the other hand, looks more closely at elements such as the structural integrity of the building, the area’s occupancy rate, the tenant mix, leasing rules, maintenance and repair of the property, compliance with building regulations, and the financial records and history of the property.
