Location - more than just being near a major city or the beach etc but also the proximity to infrastructure such as parks, hospitals, schools, public transport (bus, trams, ferries and trains), shopping centres, restaurants, major link roads and sports grounds.

One good reason to keep these things in mind for example, a school with a good catchment area will drive up property values and rental income, not to mention offer a better education for your children.

Another is being close to good public transport especially for those who work in a major business centre, access to work without having to drive and find a park is crucial.

Being close to good medical, sporting and recreational parks is also important to many families.

And there are some locations that you should just stay clear from all together due to high crime, flooding, air pollution etc.
